As you can imagine, there are hundreds of moving parts when it comes to managing a construction project and each project has unique challenges and requirements. We at ENM Construction Management have always been transparent when it comes to our building strategies. Here is our not so hidden secret: we do a detailed feasibility study on the land we are acquiring BEFORE we remove subjects. This includes:


  • Doing a title check on the property
In the real estate industry, there are risks associated with the ownership rights of a property. Doing a title check reveals flaws on the property you want to invest in. It also provides significant information on ownership, easements, covenants, caveats, and mortgages.

  • Conducting an environmental study of the land

Environmental assessment helps ensure that you do not end up in a serious clean-up problem. This is conducted to make sure that the land is not contaminated.

  • Getting a recent market appraisal

Appraisal pertains to the perceived current market value of a property. It serves as a guideline in the selling or buying process of a property.

  • Meeting with an architect

An architect helps analyze our project’s requirements and select appropriate services for the land development. Meeting with an architect allows us to develop a preliminary concept of what could be built on the land.

  • Meeting with the municipality planners

Land use planning is crucial before starting any construction project. Meeting with municipality planners is set to come up with collaborative ideas for the land development.

  • Visiting the local area and community

This is how we gather information on what type of product would best fit that marketplace.

  • Reviewing transit routes and Skytrain/bus connections

Transit routes and Skytrain/bus connections provide all kinds of benefits for land development –i.e., reduced cost, time, cleaner air, and more walkable neighborhoods factor into property values.

  • Reviewing nearby public amenities within walking distance

Commercial developments and other public infrastructures, such as schools and hospitals, can dramatically improve the property value of specific areas.

  • Contacting the immediate neighbors of the property

The neighborhood can challenge your zoning and land use decisions. Hence, it is critical that you reach out to neighbouring landowners first before developing a property.

Aside from conducting a detailed feasibility study, there are also performance indicators of a successful construction project that you need to consider. These are construction cost, time, and cost predictability, among others.
