Daniel Greenhalgh, ENM, Works With Fellow Developer to Improve Willoughby Roads

As Willoughby Walk begins to welcome its new residents, ENM continues to work to improve the property and the infrastructure of the Willoughby neighborhood.

Daniel Greenhalgh, ENM co-founder, recently worked with fellow developer John Rempel to modify and improve a section of 208th Street.
“This section has been a thorn in the side of drivers in the Willoughby community,” says Greenhalgh. “We worked together with John to widen it and put in a right hand turn lane there. It’s already made a huge difference with traffic. Before this, there was always a backlog of cars. Now it’s moving great. I check on it everyday when we’re on site at Willoughby Walk, and it’s flowing smoothly.”
These kinds of community improvements are part of the deal when developing in the Township of Langley. The Township has a unique relationship with developers, requiring them to provide things like roads, streetlights, sewer systems, and parks – things that most other municipalities provide themselves.
“It’s part of the cost of doing business here, for sure,” says Greenhalgh. “We pay for things like this up front, which can be a challenge. We do get it back with latecomer fees from other developers who build in the neighborhood. It just takes quite a few years.”
But for the Township, asking developers to improve the neighborhood is a big part of securing public support for their projects. One of the most consistent complaints with new residential developments is an expected increase in traffic, and widening roads along the project site goes a long way towards alleviating those concerns.
“We’re happy to be directly involved with the improvements to the neighborhood,” says Greenhalgh. “It’s great that the people who have to deal with the pains of all the construction can benefit from improvements associated with it.
Dan Greenhalgh says he enjoyed the collaboration with John Rempel and his company, RDG Management.
“It’s a small industry, so we know John pretty well and we think very highly of him. He has a history of developing great projects, and he’s straightforward and honest and puts together a good team. Our engineers and his worked together to make this happen, and I think it went very well.”
Willoughby Walk’s first tenants moved in a few weeks ago, and the remaining units will be occupied in the next month or two. The neighborhood is flourishing with new businesses and amenities, and we’re thrilled that our tenants are settling into their new homes.
